Breaking a mortgage early triggers a prepayment penalty, and on a fixed mortgage that can be an interest rate differential calculation that runs into five figures. Before I recommend anything, I work out what your current lender will actually charge and whether the savings clear it. Sometimes the honest answer is to wait for renewal — and if it is, that’s what you’ll hear.

You can generally refinance up to 80% of your home’s value. What you can’t do is undo a badly-chosen product later, which is why the term and the exit clauses matter as much as the rate.
